Not everyone in my field of real estate has been duly trained to understand the short sale process. This is the reason why I’m reaching out to you so you can find answers to your questions and to help you understand why a short sale is always a better option than a foreclosure.

Short Sales in Charlotte, NC are not everyone’s cup of tea . Once you have identified that you’re behind on your mortgage or you can no longer continue to pay due to illness or job change, you will need to demonstrate financial hardship by showing documents to your lender. Your lender or the bank will need to see financial records and why the sale could not recoup the mortgage with a regular sale.
Some of these primary documents are:
Authorization to release information
Your financial statement
Purchase and sale agreement
Your last two pay stubs
Two months of bank statements
Two most recent tax returns
Comparative Market Analysis (CMA) of value
Your personal hardship letter
Bear in mind that some lenders may demand additional documents but I normally call them ahead of time to get the list of complete requirements before submitting the complete short sale package.

Through your letter of authorization, I can contact your lender on your behalf, list your house at the low end of fair market value.
