Demonstrate financial hardship and provide documents. Once you have identified that you’re behind on your mortgage or you can no longer continue to pay due to illness or job change, you will need to demonstrate financial hardship by showing documents to your lender. Your lender or the bank will need to see financial records and why the sale could not recoup the mortgage with a regular sale.

Some of these primary documents are:

  • Authorization to release information

  • Your financial statement

  • Listing contract

  • Purchase and sale agreement

  • Your last two pay stubs

  • Two months of bank statements

  • Two most recent tax returns

  • Comparative Market Analysis (CMA) of value

  • Your personal hardship letter

Bear in mind that some lenders may demand additional documents but I normally call them ahead of time to get the list of complete requirements before submitting the complete short sale package.
